Slinfold Golf Club


We were retained by the owners of Slinfold Park, a successful golf and spa resort to assist Indigo Planning to prepare an application for planning permission for extensions to the existing golf clubhouse to provide additional treatment rooms, function space and a 70-bed golf lodge. Our remit was to demonstrate the business case for the proposed development which was complemented by the erection of a new golf academy building with additional driving range and training bays. Planning permission was granted in early 2016.

We have been helping overseas owners of a golf hotel in Surrey to explore the commercial implications of different development concepts as a basis for future growth. The preferred concept will be one that matches product (spa, golf, outdoor enjoyment of the estate, and accommodation style) and market positioning (family, adult, members only – mid market, up-market, luxury) with anticipated trends in consumer preferences and target markets for the specific location.

With our associates Bridget Baker Consulting, we prepared preliminary financial models to help understand the investment potential of each tested concept, which, when set alongside design ideas and images from the project architect will lead, it is hoped, to a decision by the owners on the preferred way forward.

Leisure businesses have had mixed success in combating the economic recession. Whereas well run businesses in good locations and in the right sectors have maintained reasonable trading levels – the health & fitness sector has proved particularly resilient – others have suffered.

But the problem is not always at the operating unit level. Group finances may be overstretched, which can lead to decisions to offload individual properties that are not mainstream to the group’s core business. Or, creditors may have forced a sale. For buyers with in-house resources, there are good deals to be had, but a thorough understanding of the potential of the target business is essential if poor investments are to be avoided.
